My name is Brad Warren, and I’m a land banking consultant with Velur Enterprises, Inc. (CA DRE#02044272).  I help patient investors diversify their portfolios by investing in land that is strategically placed in the path of growth, holding that land (we’re very conservative, so we tell our investors to be prepared to wait 7-10 years) and then exiting by selling that land to a developer to build generational and legacy wealth.

Our minimum investment is $25,000 (to $2,000,000) and our returns are typically in the 3-7X range.  You can use cash, a Self-Directed IRA, borrow against a life insurance policy (which we don’t recommend), and several other ways.  You can invest with up to 4 non-family members and 8 family members on one property, and we also help with 1031 exchanges (usually using the boot money).

In addition, I pay a handsome 2% referral fee on the gross sales price of the purchase on all properties a referee buys.
